Householder information
As an NICEIC part ‘P’ approved domestic installer C&H Services are fully Government authorised to carry out domestic electrical work in the UK, and the work will comply with BS 7671 and shall be guaranteed by a warranty of standards.
At C&H we have a vast range of experience within the domestic sector, from period town house properties to new builds, offering various services to assist the householder with their electrical issues, and we can advise on all aspects of electrics in the home.
All our installation work is tested and certified to BS 7671 and the relevant Local Building Control Office notified. You will receive an Electrical Installation Certificate which assures your insurance company or prospective home buyer of electrical safety on any electrical work you have had carried out.
Landlords
Official guidance issued by the Department of Trade and Industry strongly advises estate agents, letting agents, landlords and anyone else who lets furnished accommodation to seek independent advice as to who is responsible for the safety of electrical appliances supplied in the course of business. If landlords provide any electrical appliances (cookers, kettles, toasters, washing machines, immersion heaters, etc) as part of the tenancy, the Electrical Equipment (Safety) Regulations 1994 require them to ensure the appliances are safe to use when first supplied. Each time the property is re-let, it will be classed as supplying to that tenant for the first time.
C&H carries out portable appliance testing (PAT) and are able to issue a certificate in accordance with the IEE code of practice
Landlords should ensure that the electrical installation (fixed wiring, etc) is safe to use. The Landlord and Tenant Act 1985 requires landlords to ensure the electrical installation is safe when the tenancy begins, and that it is maintained in a safe condition throughout that tenancy. The only way of ensuring safety is to undertake a regular periodic test and inspection of the installation, looking for any obvious signs of damage such as damaged cables, socket outlets showing scorch marks, etc. In addition, the Institution of Electrical Engineers recommends that electrical installations are formally inspected and tested by a competent person on change of occupancy, and at least once every ten years.

Part P
From the 1st January 2005, building regulations require all domestic electrical work to be carried out by a registered electrical contractor.
When it comes to selling a property, or even taking out building insurance, the home owner will be required to provide evidence in the form of certificated paperwork that all electrical work has been carried out to BS 7671 by a registered electrical contractor.

Inspection and testing
No electrical system/appliance can be considered safe for initial use until it has been inspected, tested, and certified.
As electrical systems deteriorate with age and with use, an established system should always be in place for scheduled testing and inspection.
As an NICEIC government-approved domestic installer, all work is carried out to BS 7671:IEE wiring regulations.
In addition we are able to carry out a periodic inspection, informing you of the condition of your installation and any remedial works which may be required to bring it up to a satisfactory standard.
This type of report is recognised and increasingly required by major insurance companies, mortgage lenders, solicitors, and estate agents.
